The Gas Certificate: What You Actually Need to Know
A Gas Certificate of Conformity (Gas COC) is a legal document issued by an LPGAS-registered gas installer confirming that a property's permanent gas installation is safe, leak-free, and compliant with SANS 10087-1 standards. It certifies that all gas appliances are SABS approved, that isolation valves are correctly installed, and that gas bottles or supply lines meet the required safety distances.
The legal requirement comes from Regulation 17(3) of the Pressure Equipment Regulations, promulgated under the Occupational Health and Safety Act 85 of 1993, which became effective on 1 October 2009. It states that a Gas COC must be issued on any installation, alteration, modification, or change of ownership of a property. This means a new certificate is required every single time the property is sold — regardless of how old the existing certificate is or when the gas was installed.
Importantly, there is no legislated validity period for a Gas COC in the way that the Electrical COC has a two-year limit. The certificate is valid until there is a change of ownership or an alteration to the gas installation — at which point a fresh certificate is required.
Which Appliances Require a Gas COC?
Portable gas appliances do not require a Gas COC — this includes portable BBQs, patio heaters, portable indoor gas heaters, and camping stoves. These are typically removed by the seller when the property is sold and are not considered part of the fixed installation.

On-Site Gas Inspection
Our LPGAS-registered installer visits the property and inspects all permanent gas appliances, pipework, connections, hoses, regulators, valves and cylinder placement against SANS 10087-1 requirements. They'll carry out a leak test on all joints and connections. The inspection usually takes between 30 minutes and two hours depending on the size and complexity of the installation.
Gas COC Issued (If Compliant)
If the installation is safe and compliant, the Gas COC is issued immediately. We send it digitally so you can forward it to your conveyancing attorney without delay. The certificate covers all permanent gas installations at the property that were inspected.
Rectification + Re-Inspection (If Needed)
If any non-compliance is found — an expired hose, incorrectly positioned cylinder, missing isolation valve, or active gas leak — we give you a clear written quote for the rectification work. Once the work is complete, the installer re-inspects and issues the Gas COC. You won't need to find a separate gas contractor.
