Your Beetle Certificate, Explained Simply
A Beetle Certificate — also called a Wood Borer Certificate, WDO Certificate, or Entomologist Certificate — confirms that a property's accessible timber is free from wood-destroying insects at the time of inspection. In the Western Cape, it's a standard requirement in almost every Offer to Purchase (OTP), and most banks won't release bond finance without one.
The requirement goes back to the 1940s, 1950s and 1960s when wood-destroying beetles caused widespread structural damage to coastal properties across South Africa. The damage was often severe — in some cases roof structures were on the verge of collapse before anyone noticed. Financial institutions began insisting on clearance certificates to protect their investment, and it's been part of the transfer process ever since.
Once a property is inspected and found clear of any active infestation, a SAPCA-registered inspector issues the certificate. It is valid for three months from the date of inspection — so the earlier you sort it out, the less you have to worry about it expiring before transfer goes through.

🪲Most Common Anobium Punctatium (Furniture Beetle) The most frequently encountered species in Cape Town homes. Targets flooring, rafters and structural roof timber. Leaves small round exit holes in affected wood.

🪲Common Hylotrupes Bajulus (House Longhorn Borer) Found mainly in softwood structural timber. Can cause significant structural damage over time and is commonly specified in Cape Town OTP contracts.

🪲Common Bostrycha Spp. (Shot Hole Borer) Targets hardwoods and appears in built-in joinery, doors and window frames. Identified by a distinctive shot hole pattern in affected timber.

🐜Coastal Risk Termites (Subterranean & Drywood) Less common in Cape Town than KZN but they do occur. Capable of severe structural damage, often undetected without a professional inspection.

On-Site Inspection
A SAPCA-registered inspector visits the property and checks all visible, accessible timber — roof structure, floors, built-in joinery, window frames and doors. The inspection is non-invasive and typically takes about an hour for a standard residential property. Timber hidden behind walls, under carpets or in inaccessible areas cannot be accounted for and the certificate reflects this clearly.
Certificate Issued (If Clear)
If no active infestation is found, the WDO clearance certificate is issued immediately on payment. We send it to you digitally so you can forward it straight to your conveyancing attorney. Valid for three months from the inspection date.
Treatment + Re-Inspection (If Needed)
If an active infestation is found, we give you a written quote for treatment, carry out the work, and do a follow-up inspection before issuing the certificate.
