Your Beetle Certificate, Explained Simply

A Beetle Certificate — also called a Wood Borer Certificate, WDO Certificate, or Entomologist Certificate — confirms that a property's accessible timber is free from wood-destroying insects at the time of inspection. In the Western Cape, it's a standard requirement in almost every Offer to Purchase (OTP), and most banks won't release bond finance without one.
The requirement goes back to the 1940s, 1950s and 1960s when wood-destroying beetles caused widespread structural damage to coastal properties across South Africa. The damage was often severe — in some cases roof structures were on the verge of collapse before anyone noticed. Financial institutions began insisting on clearance certificates to protect their investment, and it's been part of the transfer process ever since.
Once a property is inspected and found clear of any active infestation, a SAPCA-registered inspector issues the certificate. It is valid for three months from the date of inspection — so the earlier you sort it out, the less you have to worry about it expiring before transfer goes through.

What a Missing Certificate Actually Costs You

Sellers often only hear about the beetle certificate when they're already under time pressure. Here's what happens without one.

Bond Not Released

Most banks financing the buyer's purchase will not release bond funds in the Western Cape without a valid WDO certificate. No certificate means no transfer — even when everything else is in order.

Transfer Delayed

Your conveyancing attorney needs the certificate before lodging at the Deeds Office. A missing or expired beetle certificate can add weeks to what should be a clean process.

Buyer Can Cancel

If the OTP includes a beetle-free condition — and most do — a failed inspection or missing certificate gives the buyer grounds to cancel the sale entirely. You lose the deal and start over.

Seller Liability

Knowingly concealing an infestation can expose you to legal action long after transfer. The voetstoots clause won't protect a seller who failed to disclose a known problem.

There is no national law in South Africa that makes it strictly mandatory. However, in the Western Cape it is standard practice and usually included in the Offer to Purchase. Most banks also require it before releasing bond funds, so in reality, a sale without one is very unlikely to go through.
How long is a beetle certificate valid for?
A beetle (WDO) certificate is valid for three months from the date of inspection. If the property transfer takes longer, a new inspection may be required. We will always advise you if this is likely in your case.

Usually not. Beetle certificates are mainly required for freehold properties. In sectional title schemes, the body corporate is responsible for structural timber. However, always check your Offer to Purchase and bond conditions as requirements can vary.
Can buyers arrange their own beetle inspection?
Yes. Buyers often arrange inspections before purchase for peace of mind, especially in older suburbs like Rondebosch, Claremont, and Constantia. The process is exactly the same as a standard inspection.
